The agent you hire to sell your Palmdale home sets the price strategy, the marketing and the negotiation, so a few good questions up front can pay off at closing.

How to choose a listing agent in Palmdale comes down to three steps: verify the license, ask for proof from recent sales near you, and compare each agent’s plan to real local numbers. Over the three months ending September 2026, Palmdale homes sold for a median 99.7% of list price in a median of 50 days, and 35.0% of homes had a price cut. Hire the agent whose price is backed by sales, not the one who quotes the biggest number.

The marketThe Palmdale Numbers Your Agent Should Know

  • $511Kmedian sale price, 3 mo. to Sep 2026
  • 50median days on market
  • 99.7%sale-to-list price
  • 35.0%homes with a price drop

Redfin counted 314 Palmdale sales in September 2026, up from 311 a year earlier. 48.6% of homes sold above list, yet 35.0% had a price cut, up 4.3 points. Redfin rates the city 60 out of 100, “somewhat competitive”: the average home sells around list price and goes pending in about 51 days, while hot homes sell about 2% above list in about 24 days.

That split is why pricing is the first thing to test in an interview. Palmdale is also not one market, so ask about your ZIP code, not a citywide average.

Median sale price by Palmdale ZIP, 3 months to Sep 2026

93551 (west)$599,824
93552 (southeast)$499,853
93550 (central and east)$439,871

Redfin ZIP medians, all home types. Bar widths are scaled to 93551. Median days on market: 55, 44 and 47.

By my math, the gap between the 93551 and 93550 medians is $159,953. An agent who prices from the wrong comparable sales can miss by a lot, in either direction. For more on prices and home types, see my Palmdale real estate page.

The interviewHow to Choose a Listing Agent in Palmdale: 10 Questions

  • 1Are you licensed, and who is your broker?

Then confirm it yourself on the DRE Public License Lookup. It shows the license status and the responsible broker.

  • 2What have you sold near me lately?

Ask for recent closed sales in your ZIP code or neighborhood, not just listings or a team total.

  • 3What price would you list at, and why?

A good answer comes with the comparable sales behind it and a range, not a single flattering number.

  • 4How do your results compare to the market?

Ask for their sale-to-list ratio and days on market, then compare them with Palmdale’s 99.7% and 50 days.

  • 5What happens if we get no offers?

Ask when you would review the price together and what would change. Over a third of Palmdale homes had a price cut.

  • 6What is your fee, and what does it cover?

Get it in writing, including photos, staging advice and how any buyer-agent compensation would be handled.

  • 7How long is the agreement?

California requires an exclusive listing to have a definite end date. Ask how you can cancel if things are not working.

  • 8How will you market my home?

Ask about the MLS, photos, online exposure and showings. Under state law, your listing goes into the MLS only if you authorize it.

  • 9Who will I hear from, and how often?

Find out whether you will work with the agent directly or a team member, and how you will get feedback after showings.

  • 10Would you also represent the buyer?

That is dual agency. It is legal in California only with the knowledge and consent of both the seller and the buyer.

My tip

Ask every agent you interview to bring the same thing: the closed sales from the last six months that they would use to price your home. The agent whose sales look most like your house usually has the most realistic price.

Choosing a Palmdale Listing Agent FAQ

How do I choose a listing agent in Palmdale?

Interview two or three agents, check each license on the California DRE website, and ask each one for recent sales near your home that support their suggested price. Compare their results to the Palmdale market: homes sold for a median 99.7% of list price in a median of 50 days over the three months ending September 2026.

What is the commission for a listing agent in Palmdale?

There is no set rate. California law requires listing agreements for homes of one to four units to state that commissions are not fixed by law, are set by each broker individually and may be negotiable between the seller and broker. Ask each agent for their fee in writing and what it covers.

How long should a listing agreement be?

No law sets a standard length, but California requires an exclusive listing to have a definite, specified end date. Pick a term you are comfortable with, and ask before you sign how the agreement can be cancelled or shortened if the service is not what you expected.

How can I check if a real estate agent is licensed in California?

Use the free Public License Lookup on the California Department of Real Estate website. Search by name or license number to see the license type, status, expiration date, responsible broker and any disciplinary actions.

Can my listing agent also represent the buyer?

Yes, but only with the knowledge and consent of both the seller and the buyer. A dual agent may not share your confidential information, such as your willingness to accept less than the list price, without your express permission.
