If you own a home in Sylmar, a citywide average or an online estimate will only get you so close. Sylmar mixes horse properties, postwar ranch homes, condos and townhomes, and each one sells in its own price range.

What is my home worth in Sylmar? The honest answer starts with your home type: over the three months ending September 2026, Sylmar single-family homes sold for a median of $799,867, while condos sold for a median of $455,000. From there, your real number comes from recent sales of homes like yours, adjusted for your lot, your updates and your permits.

  • 52median days on market
  • 100.0%sale-to-list price
  • 26.5%homes with a price drop

Redfin counted 66 Sylmar home sales in September 2026, down from 85 a year earlier. The overall median sale price of $729,795 is down 12.1% from last year, while the median price per square foot rose 19.2% to $496. Opposite moves like that usually mean a different mix of homes sold.

Redfin rates Sylmar 64 out of 100, “somewhat competitive.” The average home sells around list price and goes pending in about 37 days, while hot homes sell about 1% above list in about 19 days. Yet 26.5% of homes had a price cut, so pricing is where sellers win or lose time.

Step oneWhat Is My Home Worth in Sylmar? Start With Your Home Type

Sylmar median sale price by home type, 3 months to Sep 2026

Single-family homes$799,867
Condos$455,000
Townhouses$450,000

Redfin, Sylmar neighborhood. Bar widths are scaled to single-family homes. Median days on market: 35, 124 and 113.

By my math, the gap between the single-family and condo medians is $344,867. So the overall median is a weak guide for any one home. Condo owners should compare with other condos, ideally in the same complex; house owners, with houses of similar lot, size and age.

Most Sylmar addresses use ZIP 91342, with a small slice in 91340. Redfin’s 91342 page shows a single-family median of $820,793 and a median of 37 days on market, close to the Sylmar figures. See my Sylmar neighborhood guide for more on the area.

What moves the numberSix Things That Move Sylmar Home Values

  • 1Lot size and usable space

Lots here run larger than in much of the Valley. By my count of county assessor data, about 1 in 4 single-family lots is 10,000 sq ft or more. Flat, usable space usually matters more than total square footage.

  • 2Horse zoning

The city protects horsekeeping in the Sylmar “K” Equinekeeping District. A lot in the district with a usable pad, horse access and permitted stables can draw a different set of buyers.

  • 3Home type and size

Houses, condos and townhouses each have their own price range and pace. Compare like with like, then look at bedrooms, baths and living area.

  • 4Condition and updates

Kitchens, baths, roofs and heating and air systems show up in sale prices. Recent work with receipts is easiest to price.

  • 5Permits

Unpermitted rooms, garage conversions or stables can be hard for buyers and lenders to give full credit for. Pull your permit history first.

  • 6Parcel rules

Parts of the foothills fall under hillside and fire-zone rules, which affect rebuilds, additions and ADUs. You can check any parcel for free on the city’s ZIMAS map.

Three ways to value a homeOnline Estimate vs. Agent Pricing vs. Appraisal

Method What it uses Best used for
Online estimate Public records, past sales and listing data, run through a computer model A quick, free starting point. Zillow reports a 7.20% median error nationwide for off-market homes.
Agent pricing analysis (CMA) Recent closed sales of homes like yours, adjusted after seeing your home in person Setting a list price and deciding when to sell
Appraisal A licensed appraiser’s inspection and comparable sales The buyer’s loan, usually ordered by the lender after you accept an offer

Zestimate error rate as published by Zillow, retrieved Oct 28, 2026.

Zillow says its nationwide median error is 1.77% for homes on the market and 7.20% for off-market homes, and that unreported additions, updates and remodels aren’t reflected. By my math, a 7.20% miss on the $799,867 single-family median would be about $57,590, in either direction.

It also can’t see your new kitchen or the slope at the back of your lot. For more on how agents build a price, see how a CMA helps price a home.

Step by stepHow to Get a Real Number for Your Sylmar Home

  • 1Pick the right comparable sales

Use closed sales of the same home type from roughly the last three to six months, as close to you as possible.

  • 2Match the lot, not just the house

A standard lot and a half-acre horse property are different products, even with the same floor plan.

  • 3Adjust for condition

Note what has been updated and when, and be honest about what still needs work.

  • 4Check your permits and parcel

Look up your permit history and your parcel on ZIMAS, including zoning, the K district, and any hillside or fire-zone rules.

  • 5Read the current market

In Sylmar, homes sold at a median 100.0% of list, but 26.5% had a price cut. A price backed by sales usually beats a high price that needs a cut later.

  • 6Get a range, not one number

A good valuation gives a likely range and shows the sales behind it.

My tip

Before anyone values your home, list every improvement you have made, with the year and whether it was permitted. It takes ten minutes, and an online estimate never has it.

Horse propertiesValuing a Sylmar Horse Property

The Sylmar “K” Equinekeeping District was updated by city ordinance in 2016 to protect the keeping of horses. For new lots created in the district since then, the ordinance requires a level equine area of at least 2,000 square feet and, where horses come in from the street, an access path at least 12 feet wide.

For an existing home, buyers ask practical questions: Is the lot in the district? How much flat space is there? Can a trailer get in? Are the stables permitted? Horse properties sell less often than standard houses, so I look further back in time, or a little further away, for sales that truly match, and I adjust from there.

Sylmar Home Value FAQ

What is my home worth in Sylmar?

It depends most on your home type, lot and condition. Over the three months ending September 2026, Redfin reports a Sylmar median sale price of $799,867 for single-family homes, $455,000 for condos and $450,000 for townhouses. For your own number, compare recent closed sales of homes like yours nearby, then adjust for lot size, updates and permits.

How accurate is Zillow’s Zestimate in Sylmar?

Zillow publishes its error rates: a nationwide median error of 1.77% for homes on the market and 7.20% for off-market homes. Zillow also says the Zestimate is not an appraisal and does not reflect unreported additions, updates and remodels. Use it as a starting point, not a price.

Does a horse-zoned lot add value in Sylmar?

It can widen the pool of buyers, but there is no set premium. What matters is whether the lot is in the Sylmar “K” Equinekeeping District, how much usable flat space it has, how horses get in and out, and whether any stables were permitted. The best guide is recent sales of similar horse properties.

How long does it take to sell a home in Sylmar?

Over the three months ending September 2026, Sylmar homes sold in a median of 52 days, according to Redfin. Single-family homes moved faster, at a median of 35 days, while condos took 124 days and townhouses 113 days.

Is a free home valuation the same as an appraisal?

No. A free valuation from an agent is a pricing opinion based on comparable sales and the market. An appraisal is a licensed appraiser’s opinion of value, usually ordered by the buyer’s lender after you accept an offer.
