Porter Ranch sits in the hills at the northwest corner of the San Fernando Valley, above the 118 Freeway. Its housing is much newer than most of the Valley's. About Porter Ranch
Porter Ranch is a neighborhood of the City of Los Angeles, not a separate city, so City of LA zoning, permits and services apply. It's in Los Angeles County and is represented by the Porter Ranch Neighborhood Council. The council's area covers about 5½ square miles. It's bounded by the 118 Freeway on the south, Browns Canyon Road and the Chatsworth border on the west, the Santa Susana Mountains foothills on the north, and the Granada Hills border near Hesperia Avenue and Aliso Canyon on the east. Nearly every address uses ZIP 91326, which it shares with the northern part of Northridge.
From ranch land to a planned community
The name traces to the Porter family, which acquired part of the former Mission lands, Rancho Ex-Mission San Fernando, in 1874. Suburban homes arrived around 1960–63, starting near San Fernando Mission Boulevard west of Reseda Boulevard. About 50 of those early homes were later removed to build the 118 Freeway. Development of the hills to the north was debated for years, and in 1990 the City adopted the Porter Ranch Land Use/Transportation Specific Plan (Ordinance 166,068, effective August 24, 1990). It divides the area into a Community Center Area and a Single-Family Area, and it caps the Single-Family Area at 2,437 homes. The Porter Ranch Town Center opened in 1999, and The Vineyards at Porter Ranch followed in 2019. Toll Brothers' master plan, including the Westcliffe village, has been adding hillside homes in recent years.
Parks and open space
Porter Ranch's parks are mostly canyon and hillside open space: Limekiln Canyon Park (19585 Rinaldi St.), Porter Ridge Park (18799 Sesnon Blvd., a filming location for E.T. the Extra-Terrestrial), Holleigh Bernson Memorial Park (20500 Sesnon Blvd.), Palisades Park (12100 Tampa Ave.), Moonshine Canyon, Browns Creek, Viking, Rinaldi, Eddleston and Wilbur-Tampa Parks.
Porter Ranch Homes: Three Distinct Markets
Unlike most of the Valley, Porter Ranch can't be summed up with a single "median lot." The Assessor classifies its roughly 9,700 residential parcels into three main groups:

About 58% of the traditional single-family parcels carry an Assessor use code that indicates a pool. Across all detached homes, traditional and PUD combined, the median recorded year built is 1987, and about 40% were built in 1990 or later. That's a much newer housing stock than Northridge, Granada Hills or Mission Hills.
Zoning, HOAs and Mello-Roos in Porter Ranch
Zoning
Traditional single-family lots are mostly RE11 (about 41%, 11,000 sq ft minimum for new lots), RE9 (about 26%, 9,000 sq ft) and RS (about 26%, 7,500 sq ft). Planned developments sit mostly in RD, RZ and RE zones, and most condos are on commercially zoned (C4) land. The Specific Plan adds its own rules on top of base zoning. For example, it allows horse-keeping only in certain subareas and under set conditions. Many lots are on slopes, so check ZIMAS for hillside-area and fire-hazard-zone designations, which can affect building and insurance.
HOAs
The roughly 3,780 PUD homes and 1,680 condos are formats that are typically governed by a homeowners association. The 1960s–70s tracts are traditional single-family lots, where an HOA is less common; the title report will show any recorded CC&Rs. HOA dues, CC&Rs, reserves and rules vary by community. Get the HOA documents early. California law requires sellers in common-interest developments to provide them to buyers.
Mello-Roos
"Does Porter Ranch have Mello-Roos?" is a common question, and there isn't one answer for the whole neighborhood. Toll Brothers' 2021 announcement for its Skyline and Summit collections at Westcliffe stated they "offer no Mello Roos." Special taxes and assessments are recorded parcel by parcel, though. For any specific home, check the direct assessments on the LA County secured property tax bill and any special-tax disclosures in the Natural Hazard Disclosure report before relying on a number.
Getting Around Porter Ranch
- Freeway: The 118 (Ronald Reagan) Freeway runs along the southern edge, with interchanges at De Soto Ave., Tampa Ave. and Reseda Blvd. It connects east to the I-405 and I-5 and west to Simi Valley.
- Main streets: Porter Ranch Dr., Tampa Ave., Reseda Blvd., Corbin Ave. and Mason Ave. run north–south. Rinaldi St. and Sesnon Blvd. run east–west.
- Rail: The Chatsworth station (10046 Old Depot Plaza Rd.), served by Metrolink's Ventura County Line, Amtrak Pacific Surfliner and the Metro G Line, is about 3 miles southwest. The Northridge Metrolink station (8775 Wilbur Ave.) is about 4 miles south.
Schools in Porter Ranch
Porter Ranch is in the Los Angeles Unified School District. LAUSD's school-location data shows two campuses inside the neighborhood council boundary: Castlebay Lane Charter School (19010 Castlebay Ln.), an affiliated charter elementary, and Porter Ranch Community School (12450 Mason Ave.), a span school serving the elementary and middle grades. Middle and high school assignments for most addresses are to campuses in neighboring communities. Confirm any address with LAUSD's Resident School Identifier.

Two Porter Ranch homes with the same square footage can sell far apart once you account for these:
- Community and era. A 1970s single-family home, a 1990s planned development and a 2010s master-plan home each have their own pool of comparable sales.
- HOA dues and special taxes. Buyers weigh monthly HOA dues and any special assessments alongside price, so having the exact figures on hand makes a difference.
- View, slope and lot. City-light or mountain views, a usable flat yard, and lot size, especially on the older RE-zoned lots, can be major value drivers.
- Updates on the older homes. On the 1960s–70s tracts, updated kitchens, baths, systems and windows, plus documented permits, tend to separate sales.
- Pool and outdoor living. Common on traditional lots here, so condition matters.
