Palmdale has a reputation, and not all of it is fair.
I sell homes across the Antelope Valley and the San Fernando Valley, and I get asked about Palmdale all the time. So here’s my honest list of pros and cons, backed by 2026 numbers.

Realtor.com shows a $510,000 median sold price and $283 per square foot. That’s a big step down from most Valley neighborhoods.

Realtor.com called Palmdale a buyer’s market in September 2026. Buyers have room to negotiate on price and repairs.

Aerospace jobs
Air Force Plant 42 and the aerospace companies around it make Palmdale a real job center, not just a bedroom community.

Space and scenery
Bigger lots, desert views and quick access to the Angeles National Forest and the spring poppy fields.

The commute
The Census average is 39.9 minutes. If you work in the Valley or LA, test the drive on Highway 14 at rush hour before you buy.

Crime varies by area
Rates are improving, but they aren’t even across the city. Look at the specific neighborhood, not just citywide numbers.

Desert weather
Hot summers, strong winds and cold winter nights. Plan for cooling costs and check the home’s HVAC, windows and roof.

Rents are climbing
Realtor.com shows a $2,900 median rent, up 4.5% year over year. That’s good for landlords, not for renters.
SafetyWhat the 2025 Crime Numbers Show
Here’s the official data, straight from the Sheriff’s Department, since Palmdale contracts with LASD for policing.
For the city of Palmdale, the Part I crime rate was 213.54 per 10,000 residents in 2025, down from 233.17 in 2024. That’s about an 8% drop.
Across the whole Palmdale Station area, criminal homicides fell from 13 to 8 and aggravated assaults from 761 to 629. Reported rapes rose from 54 to 68, so the improvement isn’t across the board.

Before you make an offer, drive the street on a weeknight and a weekend. Then check the latest LASD station data. Numbers tell you the trend. The street tells you the neighborhood.
Where to lookPalmdale ZIP Codes Compared
Palmdale isn’t one market. Census estimates for 2020–2024 show how much home values vary by ZIP code:

Median home value of $585,100 and median household income of $119,801.

Median home value of $451,300 and median household income of $85,954.

93550 (central and east)
Median home value of $420,600 and median household income of $62,078.
ZIP codes don’t match city limits exactly, but the pattern is clear. West Palmdale usually costs more.
If you like the west side, also look at nearby Quartz Hill, a smaller community just to the northwest with its own appeal, or rural Antelope Acres if you want more land.
My takeSo, Is Palmdale a Good Place to Live?
For a buyer who wants space and value and can handle the drive, or who works locally, I think the answer is yes.
If you need to be in LA five days a week, be honest with yourself about the commute. That’s the deal-breaker I see most often.

For many buyers, yes. You get more house for the money than in the San Fernando Valley, plus open space and a growing aerospace job base. The trade-offs are long commutes, hot summers and crime rates that vary a lot by neighborhood.

Realtor.com reported a median sold price of $510,000 in Palmdale for September 2026, with homes taking a median of 59 days to sell.
Is Palmdale safe?
It depends on the neighborhood. LASD reported that the Palmdale city Part I crime rate fell about 8% in 2025, to 213.54 per 10,000 residents. Check the station’s data and drive the area at night before you buy.
How long is the commute from Palmdale to Los Angeles?
Long for most people. The Census reports an average commute of 39.9 minutes for Palmdale workers. Downtown LA drivers often face much more at rush hour, and Metrolink’s Antelope Valley Line is the main alternative.
