Porter Ranch sellers keep asking me the same question this fall: with prices off their peak and mortgage rates above 7%, should I list now or wait?
Is now a good time to sell in Porter Ranch? The short answer: for a home priced in line with recent sales, yes, the numbers are workable. Homes sold in a median of 41 days over the three months ending September 2026, a week faster than a year earlier, at a median 99.2% of list price. But the median sale price was down 6.7%, and almost a third of homes had a price cut, so this market rewards accurate pricing, not high hopes.
The marketIs Now a Good Time to Sell in Porter Ranch? The Fall 2026 Numbers
- $1.21Mmedian sale price, 3 mo. to Sep 2026
- 41median days on market
- 99.2%sale-to-list price
- 32.4%homes with a price drop
The median sale price fell 6.7% from a year earlier, while the median price per square foot rose 9.7%. That usually means the mix of homes that sold changed, with more smaller homes and condos in the count. It does not mean every Porter Ranch home lost 6.7%.
Speed improved: 41 median days on market versus 48 a year earlier, and the sale-to-list ratio rose 0.4 points to 99.2%. Redfin rates Porter Ranch 71 out of 100, “very competitive.” The average home sells for about 1% below list and goes pending in about 41 days, and hot homes sell for about 1% above list in about 21 days.
The catch: 32.4% of homes had a price drop, up 1.4 points. Buyers pay close to asking for homes priced right and wait out the rest.

Days to go pending, Redfin Compete Score data
From Redfin’s Porter Ranch housing market page, retrieved Oct 30, 2026. Bar widths are scaled to 54 days.
Porter Ranch sits between its neighbors: Redfin shows the average Granada Hills home selling at about list price and the average Northridge home about 2% below list. My Granada Hills vs. Porter Ranch comparison covers the differences.
The real lesson is the gap: a hot Porter Ranch home goes pending about 20 days sooner than the average one. That comes down to price, condition and presentation, which a seller controls.
Three markets in oneYour Kind of Porter Ranch Home Matters More Than the Median
| Type | Typical home | What it means when you sell |
|---|---|---|
| Traditional single-family lots (about 3,370) | Median built 1974; about 2,440 sq ft; median lot about 10,000 sq ft; about 58% have a pool | Compare with same-era homes nearby. Original systems, the pool and permits for any additions drive the price. |
| Planned-development (PUD) homes (about 3,780) | Median built 2001; about 2,840 sq ft; smaller private lots, usually in an HOA | Price against sales in your own tract. Order HOA documents early and confirm any Mello-Roos or special tax. |
| Condominiums (about 1,680) | Median built 2004; about 1,560 sq ft; shared buildings or complexes | Buyers here tend to be more payment-sensitive. HOA dues, reserves and condition of the complex all count. |
Counts and sizes from my analysis of LA County Assessor parcel data for Porter Ranch, October 2026, approximate.
By my count of county assessor data, Porter Ranch has about 9,700 residential parcels, and about 40% of its detached homes were built in 1990 or later. That newer mix splits the area into three separate markets, each with its own buyers and prices.
Redfin’s Porter Ranch recently sold list shows the spread: townhome-style condos closing between $549,000 and $710,000 from August to early October 2026, and a four-bedroom, 2,844 sq ft home in a guard-gated community closing at $1,274,000 in August. For more on the area itself, see my Porter Ranch neighborhood guide.

Rates and buyersWhat 7% Mortgage Rates Mean for Porter Ranch Sellers
Freddie Mac’s weekly survey put the 30-year fixed rate at 7.24% on October 29, 2026, down from 7.32% the week before but up from 6.17% a year earlier. By my math, a buyer borrowing 80% of the Porter Ranch median, about $970,700, would pay about $6,615 a month in principal and interest at 7.24%, versus about $5,927 at 6.17%. That is about $689 more every month.
Higher payments make buyers careful. They compare every listing and skip homes that look overpriced, waiting for a price cut instead.
Is it right for youSigns It May Be a Good Time for You to Sell
-
1You have a clear next step
You know where you are moving. Your timeline matters more than market timing.
-
2Your home is ready, or close
Small repairs now often cost less than a price cut later.
-
3Your equity covers your goals
If the sale covers your payoff, selling costs and next down payment, you have options. My cost-to-sell breakdown helps with the math.
-
4You are willing to price to the market
With almost a third of homes cutting price, a number backed by recent sales protects you.
-
5Your home type is in demand
A well-kept home in a tract with few listings can stand out.
-
6Waiting has a cost too
Taxes, insurance and upkeep keep running, and no one can promise prices or rates will move your way.
Waiting can make sense if you have no plan for your next home or would only sell at a price recent sales do not support. For seasonal timing, see my guide to the best time of year to sell.

Before you listA Porter Ranch Seller’s Prep List
-
1Order HOA documents early
HOA documents for PUD homes and condos can take time to arrive, so request them before you list.
-
2Confirm any special taxes
Some tracts carry Mello-Roos or other special taxes and some do not. Check your property tax bill.
-
3Look up your parcel
Many lots sit on slopes. Check hillside and fire hazard designations on the city’s ZIMAS map, since they show up in disclosures and buyers’ insurance quotes.
-
4Gather permits and receipts
Roofs, HVAC, pools and additions are easier to price when you can show what was done and the permits.
-
5Fix the obvious
Handle small repairs so the inspection report stays short.
-
6Price off homes like yours
Use closed sales of the same type, era and tract, not the citywide median.
My tip
If your home is in a hillside area, ask your insurance agent before you list what a buyer might pay to insure it. Buyers ask early, and a ready answer keeps the deal moving.

The median sale price was $1,213,410 over the three months ending September 2026, down 6.7% from a year earlier, according to Redfin. Over the same period, the median price per square foot rose 9.7% to $544. That suggests the mix of homes sold changed, so check sales of homes like yours.
