How much does it cost to sell a house in Northridge, Granada Hills and Porter Ranch? Before the mortgage payoff, plan on roughly 3% to 6% of the sale price.

That covers a negotiated listing fee, City of LA and County transfer taxes, escrow and owner’s title, and — if you offer one — an optional buyer-agent contribution. Updated October 2026.

The worksheetWhat’s on a Seller Net Sheet

A seller’s net sheet estimates what you walk away with: sale price, minus costs, minus the mortgage payoff. In these three neighborhoods the big seller-side lines are usually agent fees, transfer taxes, and escrow plus owner’s title.

  • 1Agent fees

Your listing fee, plus any optional buyer-agent contribution. Both are negotiated in writing.

  • 2Transfer taxes

LA County and City of LA documentary transfer taxes (ULA only above the high thresholds).

  • 3Escrow & title

Quotes vary by company; on a ~$1M sale they typically run a few thousand dollars total.

The tax mathTransfer Taxes: Cost to Sell a House in Northridge & Nearby

Northridge, Granada Hills and Porter Ranch are all in the City of Los Angeles, so the same documentary transfer taxes apply. Sellers usually pay them at recording (who pays can be negotiated).

  • $1.10per $1,000 · LA County
  • $4.50per $1,000 · City of LA base
  • $5.60combined per $1,000
  • 0.56%standard transfer total

County: $1.10 per $1,000. City base: $2.25 per $500 ($4.50 per $1,000), or 0.45%. Combined: $5.60 per $1,000.

On $1,000,000: County $1,100 + City $4,500 = $5,600. At $970,000 ≈ $5,432; at $1,200,000 = $6,720.

High-value onlyMeasure ULA: When It Actually Hits

Measure ULA sits on top of the City base tax. For closings after June 30, 2026: 4% on the full price when over $5,400,000 but under $10,900,000, and 5.5% at $10,900,000+. Typical SFV single-family medians sit far below those cliffs — most local sales pay the 0.56% stack, not ULA.

My tip

Ask for a written net sheet at listing and again when offers arrive. I prepare them from our Devonshire Street office in Mission Hills for sellers in Northridge, Granada Hills and Porter Ranch.

After the settlementCommission After the NAR Settlement

There is no legal “standard 6%.” After August 2024, listing fees and buyer-agent compensation are negotiated separately. Clever’s August 2026 Los Angeles agent survey reported average listing commissions around 2.59% (often discussed in a ~2.0%–3.5% range) and buyer-side averages around 2.44% — survey data, not a fee schedule. Seller Cost FAQ

How much does it cost to sell a house in Northridge?

Before the mortgage payoff, many Northridge sellers see roughly 3% to 6% of the sale price for a negotiated listing fee, City of LA and County transfer taxes (about 0.56%), escrow and owner’s title, and any optional buyer-agent contribution. On a $970,000 example, transfer taxes alone are about $5,432.

Do Northridge, Granada Hills and Porter Ranch pay Measure ULA?

Only if the sale clears Measure ULA’s high thresholds. For closings after June 30, 2026, ULA is 4% over $5,400,000 (under $10,900,000) and 5.5% at $10,900,000 or more. Typical SFV single-family medians sit well below those levels, so most local sales pay the standard 0.56% City + County transfer taxes instead.

Is realtor commission still 6% in Los Angeles?

No. Commission is fully negotiable, and there is no legal standard 6%. After the August 2024 NAR settlement, listing fees and buyer-agent compensation are negotiated separately. Private 2026 LA surveys put average listing fees in the mid-2% range, but that is survey data, not a rule.

What transfer taxes apply in Granada Hills and Porter Ranch?

Both are in the City of Los Angeles, same as Northridge. Expect LA County at $1.10 per $1,000 plus the City of LA base tax at $4.50 per $1,000, or $5.60 per $1,000 combined (0.56%), unless Measure ULA thresholds apply.
