Granada Hills vs. Porter Ranch comes down to this: Granada Hills costs about $258,700 less at the median, but Porter Ranch gives you slightly more house per dollar.

In the three months ending September 2026, Redfin put the median sale price at $954,732 in Granada Hills and $1,213,410 in Porter Ranch. Per square foot, Porter Ranch was a little lower, $544 versus $558, because its homes tend to be bigger and newer. If your budget is the limit, Granada Hills goes further. If you want space and a newer home, Porter Ranch can be the better value per foot, with more HOA communities.

Monthly costWhat the Payment Looks Like in Each Neighborhood

Price gaps feel abstract until you turn them into a payment. Freddie Mac’s weekly survey put the 30-year fixed rate at 7.32% as of October 22, 2026. Here’s my example at each median with 20% down.

Under Prop 13, the basic property tax is 1% of assessed value, plus voter-approved bonds and direct assessments. I use 1% below, so your real bill will be a bit higher.

Example monthly cost, 20% down, 7.32% 30-year fixed

Porter Ranch ($970,728 loan)$7,679
Granada Hills ($763,786 loan)$6,042

My math: principal and interest plus a 1% property tax estimate ($6,668 + $1,011 vs. $5,247 + $796). Before insurance, HOA dues, bonds and special taxes. Not a loan quote.

That’s about $1,637 a month, or nearly $19,650 a year, before the costs that differ most between the two: HOA dues and special taxes. You’d also need about $51,700 more for the down payment.

The homesWhat Your Money Buys in Each Area

The per-foot numbers make more sense once you see the housing. These figures are from our analysis of LA County Assessor parcel data on our neighborhood pages.

  • 1Granada Hills: mid-century lots

About 15,100 single-family parcels, median year built 1958. The median lot is about 8,100 sq ft, and about 10,000 sq ft in Granada Hills North.

  • 2Porter Ranch: newer and bigger

About 9,700 residential parcels. Around 40% of detached homes were built in 1990 or later, and the median detached home is about 2,550 sq ft.

  • 3HOA communities

Many Porter Ranch homes are in planned developments or condos with HOA dues. Most Granada Hills houses sit on their own lots without an HOA.

  • 4Mello-Roos and bonds

Special taxes go parcel by parcel, not by neighborhood. Check the tax bill and the natural hazard disclosure report for any home you’re serious about.

FinancingLoan Limits: Is Porter Ranch Jumbo Territory?

FHFA’s 2026 baseline conforming loan limit is $832,750 for a one-unit home. LA County is a high-cost area, so its limit is the ceiling: $1,249,125.

With 20% down, the Porter Ranch median loan of $970,728 is above the baseline but still conforming in LA County. A loan above $1,249,125 is jumbo, which can mean different rates and down payment rules. Ask your lender which side of the line you’re on before you write an offer.

CompetitionHow Fast Homes Sell and How Much Room You Have

Both neighborhoods earn a Redfin Compete Score of 71. Granada Hills is a little hotter: more homes sold above list (41.2% vs. 31.2%), and homes sold in a median of 38 days vs. 41. In Porter Ranch, the average home sold about 1% below list, and 32.4% of listings had price drops, so buyers there may have a bit more room to negotiate.

Daily life differs, too. Redfin shows Granada Hills with a Walk Score of 44 and Transit Score of 29, versus 17 and 0 in Porter Ranch, so plan on driving for most errands in Porter Ranch.

My tip

Compare the full monthly cost, not just the price. Get the HOA dues and the property tax bill for each home on your list, then run them side by side with your lender before you choose a neighborhood.

Granada Hills vs. Porter Ranch FAQ

Is Granada Hills or Porter Ranch more expensive?

Porter Ranch. Its median sale price was $1,213,410 in the three months ending September 2026, versus $954,732 in Granada Hills, according to Redfin. That’s about $258,700, or 27%, more. Per square foot, though, Porter Ranch was slightly lower: $544 versus $558.

Why is Porter Ranch cheaper per square foot than Granada Hills?

Mostly home size. Porter Ranch has many larger, newer homes, and big homes usually sell for less per square foot. Our analysis of LA County Assessor data puts the median Porter Ranch detached home at about 2,550 sq ft. In Granada Hills it’s about 1,580 sq ft in Granada Hills South and 2,050 sq ft in Granada Hills North.

How much more is the monthly payment in Porter Ranch?

In my example, about $1,640 a month more. With 20% down at the median prices and a 7.32% 30-year rate, principal, interest and a 1% property tax estimate come to about $6,040 a month in Granada Hills and $7,680 in Porter Ranch, before insurance, HOA dues and special taxes.

Is a Porter Ranch median-price home a jumbo loan?

Not in my example. With 20% down, the $970,728 loan is above the $832,750 national baseline but under the $1,249,125 one-unit conforming limit FHFA set for LA County in 2026. Bigger loans above that limit are jumbo.

Which neighborhood sells faster, Granada Hills or Porter Ranch?

Granada Hills, by a little. Redfin shows a 38-day median on market there versus 41 days in Porter Ranch, and 41.2% of Granada Hills homes sold above list versus 31.2% in Porter Ranch. Both earn a Compete Score of 71.
