Most Mission Hills homes started out much the same: built in the 1950s, about three bedrooms, on a lot of about 7,600 square feet. Seventy years of additions, remodels and repairs later, they sell for very different prices.

What is my home worth in Mission Hills? The short answer: Mission Hills single-family homes sold for a median of $839,860 over the three months ending September 2026, but recent three-bedroom sales ran from $490,000 to $1,100,000. Your real number comes from closed sales of homes like yours, adjusted for size, condition, permits and where your home sits in the neighborhood.

  • 26median days on market
  • 102.4%sale-to-list price
  • 70.8%homes sold above list

Redfin counted 32 Mission Hills sales in September 2026, down from 37 a year earlier. The median price rose 7.0% to $839,765 while the median price per square foot fell 17.6% to $439, a sign that a different mix of homes sold. One more reason not to price off a single average.

Redfin rates Mission Hills 77 out of 100, “very competitive.” The average home sells for about 2% above list price and goes pending in about 44 days, and hot homes sell for about 6% above list in about 16 days. Yet 23.4% of homes had a price cut. Buyers pay up for homes priced right and wait out the rest.

1,079 sq ft$490,000

Same bedroom count, very different prices. By my math, the top and bottom sales are $610,000 apart. Size explains part of it, but not all: the 1,358 sq ft home sold for $252,500 more than the 1,237 sq ft home, with only 121 square feet between them. Gaps like that usually come down to condition, updates and location.

By my count of county assessor data, about 69% of Mission Hills single-family homes were built in the 1950s, the median home is about 1,450 sq ft, and about 59% have three bedrooms. Because so many homes started alike, what has happened to your home since matters more here than in most neighborhoods. See my Mission Hills neighborhood guide for more on the area.

What moves the numberSix Things That Move Mission Hills Home Values

  • 1Added space, permitted or not

A permitted addition or extra bedroom can move value a lot. Unpermitted rooms and garage conversions are harder for appraisers and lenders to count.

  • 2An ADU, or room for one

A permitted ADU, or a clear spot for one on a typical 7,500 sq ft lot, gets buyers’ attention.

  • 3Original 1950s systems

Panels, plumbing, sewer line, roof and windows. Upgrades with receipts are easy to price; buyers discount original systems.

  • 4Kitchens, baths and finish

With so many similar floor plans, remodeled kitchens and baths often separate the top sales from the rest.

  • 5Where your home sits

Being close to the 405, the 5 and the 118 is handy, but traffic noise on some blocks, or a busy street like Sepulveda, can work against you.

  • 6Lot, pool and era

Most lots are about 7,100 to 8,300 sq ft, so a larger or more usable lot stands out. About 1 in 5 homes has a pool, and the newer homes built since 2000 sell in their own range.

Three ways to value a homeOnline Estimate vs. Agent Pricing vs. Appraisal

Method What it uses Best used for
Online estimate Public records, past sales and listing data, run through a computer model A quick, free starting point. Zillow reports a 7.20% median error nationwide for off-market homes.
Agent pricing analysis (CMA) Recent closed sales of homes like yours, adjusted after seeing your home in person Setting a list price and deciding when to sell
Appraisal A licensed appraiser’s inspection and comparable sales The buyer’s loan, usually ordered by the lender after you accept an offer

Zestimate error rate as published by Zillow, retrieved Oct 29, 2026.

Zillow says its nationwide median error is 1.77% for homes on the market and 7.20% for off-market homes, and that unreported additions, updates and remodels aren’t reflected. By my math, a 7.20% miss on the $839,860 single-family median would be about $60,470, in either direction.

A model can’t see whether your addition was permitted or your kitchen is from 1958. For more on how agents build a price, see how a CMA helps price a home.

Step by stepHow to Get a Real Number for Your Mission Hills Home

  • 1Pick the right comparable sales

Closed sales from the last three to six months, close by, with similar size, age and bedroom count.

  • 2Match condition honestly

An original 1950s home and a remodeled one are different products, even with the same floor plan.

  • 3Check your permits

Pull your permit history from the city’s building department (LADBS) and make sure the rooms you count were permitted.

  • 4Look up your parcel

Check zoning and any special rules for your lot for free on the city’s ZIMAS map, especially if you are thinking about an ADU.

  • 5Read the current market

Homes sold at a median 102.4% of list, but 23.4% had a price cut. A price backed by sales usually beats a high price that needs a cut later.

  • 6Get a range, not one number

A good valuation gives a likely range and shows you the sales behind it.

My tip

Before anyone values your home, write down every improvement you have made, with the year and whether it was permitted. An online estimate never has it.

Pricing strategyWhy Pricing Right Matters in a Competitive Market

With most homes selling above list, it is tempting to aim high. But the homes that draw multiple offers are usually priced in line with recent sales. Across ZIP 91345, Redfin shows a median sale price of $839,753, homes selling at 102.3% of list, and 70.0% selling above list.

A home that sits often ends up with a price cut, and buyers notice. I would rather agree on a range with you and list at a price that brings buyers in early. For timing, see my month-by-month guide to selling in Mission Hills.

Mission Hills Home Value FAQ

What is my home worth in Mission Hills?

Start with the neighborhood median, then narrow it down. Over the three months ending September 2026, Redfin reports a Mission Hills median sale price of $839,860 for single-family homes. But recent three-bedroom sales ranged from $490,000 to $1,100,000, so your own number comes from closed sales of homes like yours, adjusted for size, updates, permits and location.

How accurate is Zillow’s Zestimate in Mission Hills?

Zillow publishes its error rates: a nationwide median error of 1.77% for homes on the market and 7.20% for off-market homes. Zillow also says the Zestimate is not an appraisal and does not reflect unreported additions, updates and remodels. Use it as a starting point, not a price.

Do unpermitted additions lower a home’s value?

They can. Appraisers and lenders may not give full credit for rooms or garage conversions that were never permitted, and some buyers will ask for a lower price or walk away. Check your permit history before you set a price so there are no surprises in escrow.

How long does it take to sell a home in Mission Hills?

Over the three months ending September 2026, Mission Hills homes sold in a median of 26 days, according to Redfin, and single-family homes in a median of 25 days. Across ZIP 91345, the median was 35 days.

Is a free home valuation the same as an appraisal?

No. A free valuation from an agent is a pricing opinion based on comparable sales and the market. An appraisal is a licensed appraiser’s opinion of value, usually ordered by the buyer’s lender after you accept an offer.
