The cost to sell a house in Santa Clarita is mostly agent fees, escrow and title, because Santa Clarita has no city transfer tax.

So, how much does it cost to sell a house in Santa Clarita? At the city’s $784,626 median (Redfin, three months ending September 2026), my example is about $20,500 with a 2.5% listing fee and the county transfer tax, or about $36,200 if you also offer a 2% buyer-agent contribution. That’s roughly 2.6% to 4.6% of the price, before escrow, title and your mortgage payoff. Every fee here is negotiable.

The net sheetThe Cost to Sell a House in Santa Clarita, Line by Line

Our main office is in Mission Hills, a short drive down I-5 from the Newhall Pass, so I see Valley and Santa Clarita net sheets side by side. The line that surprises sellers most is how small the Santa Clarita transfer tax is.

Here is an example at the Santa Clarita median. Your own numbers depend on your price, your loan and what you negotiate.

Line item Example Notes
Example sale price $784,626 Redfin city median, Jul–Sep 2026
Listing fee (example 2.5%) $19,616 Negotiable, set in your listing agreement
Buyer-agent contribution (example 2%) $15,693 Optional; negotiated separately
LA County transfer tax $864 $0.55 per $500 (1,570 × $0.55)

Escrow and owner’s title Varies Get written quotes
Example total $20,480 to $36,173 About 2.6% to 4.6%, before escrow, title and payoff

Transfer taxWhy Santa Clarita Sellers Pay Less Transfer Tax

The LA County Registrar-Recorder charges $0.55 for each $500 of the price, or $1.10 per $1,000. Only five cities add their own rate: Culver City, Los Angeles, Pomona, Redondo Beach and Santa Monica. Santa Clarita isn’t one of them.

Valley neighborhoods like Mission Hills, Northridge and Granada Hills are inside the City of Los Angeles, which adds $2.25 per $500 ($4.50 per $1,000). Measure ULA is a City of LA tax too, so it doesn’t reach Santa Clarita at any price.

Transfer tax on a $784,626 sale

City of Los Angeles (county + city)$4,396
Santa Clarita (county only)$864

LA County Registrar-Recorder rates; my math. Same price in both places, about $3,532 less in Santa Clarita.

Stevenson Ranch and Castaic have Santa Clarita-area addresses but are unincorporated county land, so they also pay only the county rate. For City of LA numbers, see my cost to sell guide for Northridge and nearby.

My tip

Before you list, pull your property tax bill and look for special tax or CFD lines. If you have them, order the Mello-Roos notice and HOA documents early, so the buyer gets them on day one.

Newer tractsMello-Roos and HOA Paperwork

Many newer Santa Clarita neighborhoods have HOA dues, and some sit in Mello-Roos Community Facilities Districts that add a special tax to the property tax bill. Both mean extra paperwork for the seller.

  • 1Mello-Roos notice

Civil Code 1102.6b requires a good faith effort to get the Notice of Special Tax and give it to the buyer. The agency must provide it within 5 working days and may charge up to $15.

  • 2HOA documents

Under Civil Code 4530, the HOA must send the required documents within 10 days of a written request. The seller pays a reasonable fee based on actual cost.

  • 3A fee estimate first

The HOA has to give you a written estimate of its document fees before it processes the request.

  • 4Documents you already have

Current copies of required HOA documents you already hold go to the buyer at no cost.

TimelineHow Long It Takes to Sell in Santa Clarita

Redfin’s numbers for the three months ending September 2026 describe a somewhat competitive market (Compete Score 60). Plan for the full listing period, then escrow.

  • 154 days on market

The median, the same as a year earlier. 527 homes sold in September, down from 573.

  • 299.3% of list price

The median sale-to-list ratio. 31.8% of homes sold above list.

  • 337.3% had price drops

Up 2.2 points from a year ago, so pricing right at the start matters.

  • 4Fire risk affects buyers

First Street, via Redfin, puts 100% of Santa Clarita properties at some wildfire risk. Buyers often get insurance quotes early.

Agent feesCommission After the NAR Settlement

Agent fees are the largest line on most net sheets. Since the NAR settlement changes took effect on August 17, 2024, offers of buyer-agent compensation can’t be posted on the MLS. NAR says agent compensation “continues to be fully negotiable.”

You can still offer a buyer-agent contribution or buyer concessions. Decide with your listing agent, and get it in writing. More here: how realtor commission works.
