Thirty-three. That’s how many single-family homes closed inside Sherwood Forest in the last twelve months. That’s fewer than three a month.
So every sale matters, and one unusual house can swing a headline number. That’s why I pulled the Sherwood Forest Northridge housing market numbers myself, inside the actual neighborhood boundary, not ZIP-wide 91325. Here’s what it says for October 2026, and what it means for you.

- $1.5Mmedian sold price
- 33homes sold in 12 months
- $541median price per sq ft
- 41median days on market
Single-family homes inside the Sherwood Forest boundary, closed October 1, 2025 to September 30, 2026. Inventory as of October 10, 2026.
The big pictureThe Sherwood Forest Northridge Housing Market: The Past 12 Months
Let’s start with the full year, October 1, 2025 through September 30, 2026. Thirty-three homes closed, at a median of $1,500,000 and $541 per square foot of living space. Sales ran from about $1.1 million to over $4 million.
The typical home spent 41 days on market and sold for 98.2% of its original list price. About 36% of sellers got their original asking price or more.
Here’s the part I’d underline. Homes that sold at or above their original list price went under contract in a median of about 27 days. Homes that sold below took about 52. The market rewards a sharp first price.

Latest quarterQ3 2026: Steady Prices, Smaller Sample
From July through September 2026, 11 Sherwood Forest homes closed. The median price was again $1,500,000, with a median of $504 per square foot and 41 days on market. Sellers got 98.3% of original list at the median.
A quick honesty check: 11 sales is a small sample. I wouldn’t read the dip from $541 to $504 per square foot as a trend. I also can’t give you a year-over-year comparison yet, because my data set starts in October 2025.

Lot sizeDoes a Bigger Lot Mean a Bigger Price?
Mostly, yes. Here’s how the past 12 months broke down by lot size:
| Lot size | Sales | Median price | Median $/sq ft | Median days |
|---|---|---|---|---|
| Under 15,000 sq ft | 6 | ≈$1.32M | $509 | 42 |
| 15,000–19,999 sq ft | 17 | ≈$1.48M | $566 | 49 |
| 20,000 sq ft and up | 10 | ≈$1.76M | $518 | 35 |
Closed October 1, 2025 to September 30, 2026. Lot sizes as reported in the MLS. Medians rounded.
Notice that price per square foot doesn’t climb in a straight line. The house matters too: an original 1950s ranch on a big lot and a remodeled home on a mid-size lot can land close together. That’s exactly why ZIP-wide averages miss here. I walk through the other value drivers in What Is My Sherwood Forest Home Worth?
