Santa Clarita Real Estate: Valencia, Saugus, Newhall & Canyon Country
By David Petikyan, DRE 02089725 · Property Provider Group | eXp Realty · Updated October 2026

Santa Clarita sits just over the Newhall Pass from the San Fernando Valley, about 30 miles north of Downtown Los Angeles, and it’s really four communities in one city: Valencia, Saugus, Newhall and Canyon Country.
This guide covers Santa Clarita real estate as of October 2026: where the city is, the kinds of homes you’ll find, school districts, parks, the commute and what homes are selling for. Every number has a source at the bottom of the page.

LocationWhere Santa Clarita Is
The City of Santa Clarita fills much of the Santa Clarita Valley, north of where Interstate 5 and State Route 14 split at the Newhall Pass. The city says it is now the third-largest city in Los Angeles County after decades of annexations. The Census Bureau counted 228,673 residents in 2020 on 70.75 square miles of land.
Not every Santa Clarita address is inside the city. Nearby communities such as Stevenson Ranch and Castaic are unincorporated parts of the county, which affects who handles permits, zoning and some services. If that matters to you, check the parcel before you write an offer.
HousingWhat Kind of Homes You’ll Find
The city’s own profile describes the range well: family neighborhoods, apartments and condos, executive estates, senior communities, ranch property in Sand Canyon and newer homes in master-planned Valencia. Here’s what each type sold for, by Redfin’s median for the three months ending September 2026.
1Single-family homes: $857,658
The bulk of the market, from older tract streets in Newhall, Saugus and Canyon Country to newer planned neighborhoods in Valencia.
2Townhouses: $595,007
Often in planned communities with shared amenities. Ask for the HOA budget, reserves and rules before you commit.
3Condos: $414,957
The lowest-priced way into the city. Compare HOA dues carefully, since they change the monthly payment a lot.
4Ranch and estate property
Sand Canyon and the city’s hillside areas have larger lots and horse-friendly property. Zoning and fire rules vary by parcel.
One more thing to check: many newer tracts have HOA dues, and some carry Mello-Roos (Community Facilities District) special taxes on the property tax bill. Get the tax bill and HOA documents early in escrow.

SchoolsSchool Districts
Santa Clarita doesn’t have one unified school district. The William S. Hart Union High School District serves grades 7–12 across the valley. For elementary grades, the district depends on the address: Newhall School District, Saugus Union School District, Sulphur Springs Union School District or Castaic Union School District.
Boundaries change, so confirm the assigned schools for a specific address with the district (Hart’s attendance-boundaries page has a locator). College of the Canyons, the community college, and CalArts are both in Valencia.
OutdoorsParks and Open Space
Central Park
The big city park on Bouquet Canyon Road in Saugus, with sports fields and open lawns.
Towsley Canyon
Ed Davis Park at Towsley Canyon, in the Santa Clarita Woodlands west of Newhall, has hiking trails through oak canyons.
Placerita Canyon
The county’s Placerita Canyon Natural Area and nature center sits in the hills east of Newhall.
Paseos and river trails
Valencia’s paseos are landscaped paths that pass under major streets, and trails follow the Santa Clara River.

Getting aroundCommute
Interstate 5 runs south through the Newhall Pass toward the San Fernando Valley and Los Angeles, and SR-14 heads northeast to Palmdale and Lancaster. The Census Bureau puts the average commute for Santa Clarita workers at 34.1 minutes (ACS 2020–2024).
Metrolink’s Antelope Valley Line stops at Vista Canyon, Via Princessa, Santa Clarita (22122 Soledad Canyon Road) and Newhall, then runs south through Sylmar/San Fernando and Burbank to LA Union Station. Check Metrolink for current schedules.

The average home sold about 1% below list price and went pending in around 51 days; the most popular homes sold for about 1% above list and went pending in about 26 days. The Census Bureau’s median value of owner-occupied homes, a different and slower-moving measure, is $784,700 (ACS 2020–2024).
Insurance is part of the budget here. Redfin, citing First Street data, says 100% of Santa Clarita properties face some wildfire risk over the next 30 years. Get an insurance quote before you remove contingencies.
