Why Sherwood Forest Homes Are Hard to Value Online
Sherwood Forest homes sit on lots that are often two or three times the size of a typical LA lot, and no two have been changed in the same ways since the 1950s. That's why automated estimates for the same house can disagree by hundreds of thousands of dollars. Here's what actually moves value in this neighborhood, and how to get a number you can rely on.
Why Online Estimates Miss Here
Automated valuation models work best where homes are similar and sales are frequent. Sherwood Forest is the opposite. Many public sites blend in all of ZIP 91325, which includes very different neighborhoods, and others lean on a handful of sales. A house on a 21,000 sq ft lot with a pool and a permitted guest house isn't comparable to a tract home a mile away, and two houses on the same street can differ a lot because of their land. A useful valuation starts with closed MLS sales inside the neighborhood boundary and adjusts for the factors below.
What Drives Value in Sherwood Forest
1. Lot size, shape and usable area
Land is often a big share of the value here. The median single-family lot is about 17,600 sq ft, but lots range widely: about 86% are 15,000 sq ft or larger and about 30% are 20,000 sq ft or larger. Total square footage isn't the whole story. A flat, open backyard counts for more than the same area in a narrow strip, a steep corner or a space taken up by easements. Check your official lot area on the Assessor's portal.
2. The 17,500 sq ft line and RA zoning
About 95% of single-family parcels here are zoned RA-1. In the RA zone, lots of at least 17,500 sq ft can keep horses and other domestic animals non-commercially, up to one horse per 4,000 sq ft of lot area. Roughly half of Sherwood Forest's lots meet that mark. Lots that were of record as of November 19, 1966 may also count half of the abutting street toward the 17,500 sq ft minimum, so a lot slightly under the line may still qualify. For buyers who want animals, that threshold can matter more than the house itself.
3. How big a house the lot allows
RA zoning caps residential floor area at 25% of lot area on lots under 20,000 sq ft, and on lots of 20,000 sq ft or more at 20% of lot area or 5,000 sq ft, whichever is greater. On a 17,600 sq ft lot, 25% is 4,400 sq ft, compared with a median existing living area of about 2,590 sq ft, so many lots have room to add on or rebuild larger (the cap covers all buildings on the lot, including accessory buildings, and a 20% bonus is available for designs with a smaller upper floor or a stepped-back front wall). Buyers planning an expansion or a new home look at that allowance, along with the RA yard setbacks.
4. ADU room
State law requires the City to approve qualifying ADUs on single-family lots, including a detached ADU of up to 800 sq ft with 4-ft side and rear setbacks, plus a junior ADU inside the house. A large lot with clear access and room for an ADU can appeal to some buyers, but feasibility depends on the parcel: utilities, setbacks, trees and easements.
5. Permits
Additions, garage conversions, guest houses, barns and pools help value only when they're permitted. California's Transfer Disclosure Statement asks sellers directly about work done without necessary permits, and buyers in the City of LA receive a Residential Property Report showing the City's permit records. Space that isn't permitted is usually valued differently from permitted living area.
6. Condition of a 1950s house
The median recorded year built is 1954. Updated electrical, plumbing, sewer line, roof, HVAC and windows stand out, and so does documentation of the work. Kitchens and baths matter, but on a 70-year-old house, buyers and their inspectors often look at the systems first.
7. Pool and outdoor living
About three in four parcels carry an Assessor use code that indicates a pool, so a pool is expected more than it's a bonus. Its condition, the age of the equipment and the yard around it get compared directly with nearby sales.
8. Original house or newer rebuild
Some larger lots, especially along Parthenia Street, were subdivided over the decades, and a share of homes are newer rebuilds. Fewer than 5% were built in 1990 or later. A rebuilt or substantially remodeled home and an original ranch house on the same size lot draw on different comparable sales.
9. Street and position
A home on a quiet interior street and one facing Nordhoff, Balboa or Lindley can sell differently, as can a lot backing onto the railroad tracks on the southern edge. Good comparables account for that.
