About Chatsworth
Chatsworth is part of the City of Los Angeles, in Los Angeles County, and has had its own certified neighborhood council since 2003. The council area covers about 11½ square miles. The 118 Freeway forms most of its northern edge, with a jog north along Browns Canyon Road. Corbin Avenue is the eastern edge, Nordhoff Street the southern edge, and the City limit in the Simi Hills, past the Chatsworth Reservoir and the Santa Susana Pass, the western edge. City Planning covers the area in the Chatsworth–Porter Ranch Community Plan (last updated in 1993). Two specific plans add rules for certain parcels: the Devonshire/Topanga Corridor plan and the Valley Circle/Plummer Street Scenic Corridor plan.
Stagecoaches, a townsite and a reservoir
Stoney Point is thought to be the site of a Tongva village. Mission-era travelers crossed the Santa Susana Pass here, and from 1861 until the 1876 rail link, the Old Santa Susana Stage Road was the main route between Los Angeles and San Francisco. Its steep descent into the Valley was known as the Devil's Slide, and the road is now City Historic-Cultural Monument No. 92. The name Chatsworth first appears on an 1888 subdivision map, "Chatsworth Park," borrowed from Chatsworth House in Derbyshire, England. A townsite plat followed in 1893. The City's Chatsworth Reservoir was built in 1918 and taken out of service in 1969. Much of the site is now the Chatsworth Nature Preserve.
Chatsworth Historical Society and the Homestead Acre
The Chatsworth Historical Society was founded in 1963 to save the community's Pioneer Church from demolition. Today it acts as conservator of the Minnie Hill Palmer Homestead Acre, Los Angeles Historic-Cultural Monument No. 133, at 10385 Shadow Oak Dr. in Chatsworth Park South. The site is owned by LA Recreation & Parks and includes a historic cottage, gardens and the Virginia Watson Chatsworth Museum. The society holds an open house on the first Sunday of each month and Pioneer Day on the first Sunday in October.
Rocks, trails and parks
- Stoney Point Park (Topanga Canyon Blvd. between Chatsworth St. and the 118; about 29 acres in City park data): a rock outcrop known for bouldering and climbing, with bridle and hiking paths.
- Santa Susana Pass State Historic Park: a California State Park where, as State Parks describes it, the Simi Hills meet the Santa Susana Mountains. The main access is through Chatsworth Park South (22360 Devonshire St.), which City park data lists at about 73 acres including the Chatsworth Recreation Center.
- Neighborhood parks: Chatsworth Park North (22300 Chatsworth St.), Mason Recreation Center (10500 Mason Ave.), Chatsworth Oaks Park (9301 Valley Circle Blvd.) above the nature preserve, and Browns Creek Park (11700 Browns Canyon Rd.).
Chatsworth Homes: What the Zoning Map Tells You
Chatsworth was built in three main waves: about 26% of single-family homes date from the 1950s, 25% from the 1960s and 34% from the 1970s. The median year built is 1968. Four bedrooms (44%) is more common here than three (37%), and the Assessor's use code shows a pool on about 47% of lots. The base zone gives a better picture than any single median:

Overall, the median single-family lot is about 9,460 sq ft. About 11% of lots are 20,000 sq ft or more, and about 2% are an acre or larger. The Assessor also counts roughly 2,750 condominium units (median year built 1980, ≈1,490 sq ft) and a small number of newer planned-development homes.
Horsekeeping "K" Areas, Hillsides and Other Zoning Checks
Where the "K" districts are
City Planning's zoning summary lists "K" as the Equinekeeping District, a supplemental designation added to the base zone (for example, RA-1-K). About 306 Chatsworth single-family parcels, roughly 4.6%, carry it, with a median lot near 18,700 sq ft. They fall in two main clusters:
- North Chatsworth, just south of the 118 on both sides of Topanga Canyon Blvd.: Celtic St., Eton Ave., Willowbrae Ave., Remmet Ave., Tulsa St., Oso Ave. and nearby streets.
- West Chatsworth near Valley Circle: Andora Ave., Seaqua Cir., Sagebrush Ave. and Shoup Ave., the largest single K area (about 90 acres), north of Chatsworth Oaks Park.
Some RA lots outside these clusters are also sold as horse property. Whether horses are allowed on a particular lot depends on the zone, lot area, setbacks and permits, so check ZIMAS and confirm with LADBS before relying on it in a sale.
Hillside, fire and county-line questions
Western and northern lots against the Simi Hills and Santa Susana foothills may be in City Hillside Areas or fire hazard severity zones, which can affect additions and insurance. ZIMAS shows both for any parcel. Also note that ZIP 91311 doesn't stop at the City limit. The Assessor's records show at least 700 single-family parcels with Chatsworth 91311 addresses in unincorporated Los Angeles County, where LA County Planning, not the City, sets the zoning.
Getting Around Chatsworth
- Chatsworth station (10046 Old Depot Plaza Rd., between Devonshire and Lassen Streets): Metrolink's Ventura County Line toward Union Station and Ventura County, Amtrak Pacific Surfliner trains, and the end of the Metro G Line busway across the Valley. Simi Valley Transit, Santa Clarita Transit and LADOT Commuter Express buses also stop here. Metrolink lists 816 free parking spaces. The City of LA's transportation department owns the station.
- Freeway: The 118 has interchanges at Topanga Canyon Blvd. and De Soto Ave. and climbs west through the Santa Susana Pass to Simi Valley. Old Santa Susana Pass Road still winds over the hills as a local route.
- Main streets: Topanga Canyon Blvd., De Soto Ave., Winnetka Ave., Mason Ave. and Corbin Ave. run north–south. Devonshire, Lassen, Plummer, Nordhoff and Chatsworth Streets run east–west.
Schools in Chatsworth
Chatsworth is served by the Los Angeles Unified School District. Public campuses inside the neighborhood council boundary, per LAUSD's location data:
- Elementary: Germain Academy for Academic Achievement (20730 Germain St.), Superior Street Elementary (9756 Oso Ave., an affiliated charter), and the Chatsworth Park Urban Planning/Community Development Magnet (22005 Devonshire St.).
- Middle: Ernest Lawrence Middle School (10100 Variel Ave.).
- High: Chatsworth Charter High School (10027 Lurline Ave.), an affiliated charter. William Tell Aggeler Opportunity High School is on Plummer St.
- Independent charter: Our Community Charter (10045 Jumilla Ave.).
LAUSD's attendance maps put nearly every Chatsworth single-family address in Chatsworth Charter High's area. About four in five are in Lawrence Middle's area, and the rest are in Nobel Charter Middle's. A "Chatsworth median" mixes RS tract homes, RE11 view homes, half-acre RA and K horse lots, estates in the hills and condos near the rail station.
