About Sherwood Forest
Sherwood Forest is a residential neighborhood inside Northridge in the San Fernando Valley. Nordhoff Street bounds it on the north, Balboa Boulevard on the east, Lindley Avenue on the west, and the Southern Pacific railroad tracks on the south. The whole neighborhood falls in ZIP code 91325. Parthenia Street runs through the middle of it, and White Oak and Louise Avenues are the main local north–south streets.
From walnut groves to "Sherwood Forest"
The land was originally walnut orchards. Conversion to homes started in the 1930s, and most of the neighborhood filled in during the 1950s and '60s, like much of the West Valley. The name came from local real estate agents, who used it for years to describe the area's tall trees and big yards. In August 2012 the Los Angeles City Council made it official with an 11–0 vote. Over the decades some of the larger estates and ranchettes, especially along Parthenia Street, were subdivided for newer homes, and that trend sped up after the 1994 Northridge earthquake forced widespread rebuilding.
The homes and lots
Sherwood Forest has roughly 1,000–1,150 single-family homes (the Sherwood Forest Homeowners Association cites about 1,150). Lot size is what sets it apart from most of Northridge. Based on LA County Assessor parcel records:
- The median single-family lot is about 17,600 sq ft (≈0.4 acre). About 86% of lots are 15,000 sq ft or larger, and about 30% are 20,000 sq ft or larger.
- The median recorded year built is 1954. About 70% of homes date from the 1950s, and fewer than 5% were built in 1990 or later.
- The median recorded living area is about 2,590 sq ft. Most homes have 3 or 4 bedrooms.
- About three in four single-family parcels carry an Assessor use code that indicates a pool.
Zoning
About 95% of the single-family parcels are zoned RA-1 (Suburban) under the Los Angeles Municipal Code, and most of the rest are R1. RA zoning sets a 17,500 sq ft minimum lot size for new lots. On qualifying lots of 17,500 sq ft or more, it allows non-commercial keeping of horses and other domestic animals, up to one horse per 4,000 sq ft of lot area. Zoning, lot area and permits vary parcel by parcel, so always check a specific property on the City's ZIMAS system.
Getting around
California State University, Northridge (CSUN) sits right across Lindley Avenue at Nordhoff. Dearborn Park (17141 Nordhoff St.) is at the neighborhood's northern edge. The Northridge Metrolink station (8775 Wilbur Ave., Ventura County Line) is about 1–2 miles west, and Northridge Fashion Center is about 2 miles west on Tampa Avenue. By car, Balboa Boulevard leads north to the Ronald Reagan (118) Freeway, and Nordhoff Street and Roscoe Boulevard both lead east to I-405 interchanges. Metro local bus lines run on the boundary streets.
Schools
There are no schools inside the boundaries. The neighborhood is served by Los Angeles Unified. Published attendance maps put most homes in the Dearborn Street Elementary boundary, with parts in Calahan Street and Parthenia Street Elementary. Middle school options include Holmes and Northridge Middle School, and high school options include Grover Cleveland and James Monroe. Boundaries change, so confirm any address with LAUSD's Resident School Identifier.

- RA-zone features. Where a lot qualifies, room for horse-keeping, a workshop or other accessory buildings can matter to some buyers.
